
Application Process

This is our proven process, which outlines your experience as an prospect and applicant.

At New City Homes, we pride ourselves on a timely and transparent application process. If you have viewed a home and are ready to move forward with an application, please follow the steps below.
1. Before submitting an application, please review our application criteria:​

Income to support rent affordability:

A quick estimate is that your gross monthly income (before taxes) should be 3x the rent amount, but your debt levels are also considered. If you have no debt, you can be approved at less than 3x income. If you have debt, you may need more than 3x.

The exact calculation is your gross monthly income x 0.38 and then subtract any monthly debt payments (credit cards, car loans, etc). The remaining amount must equal or exceed the monthly rent payment.

No eviction filings within the past 36 months.

No new collections within the past 18 months.

No late payments on credit obligations within the past 12 months.

Verifiable positive rental history.

Verifiable positive employment history.

No drug, weapon, theft, fraud, forgery, or violent criminal offenses.

No other criminal offenses within the last five years.

​2. Go to our Rent page on a computer, tablet, or smart phone. We recommend a computer for the easiest experience. Locate the home that you want to apply for and click the "Apply Now" button.

3. Complete the application. You will be able to process the $65 application fee per adult with a debit or credit card during the application process and to upload documents such as your ID and pay stubs. Please be sure to take care while filling out the application and to include all applicable information as mistyped or missing information may cause delays in processing your application.

Does New City provide appliances? Each home is different and you will see what appliances are offered when you tour a home. Most of our homes come with a stove and a refrigerator and some have a full appliance package. If a home does not have appliances we can provide those kitchen appliances for an additional monthly fee.
What is New City's Pet Policy? A small dog under 35 pounds and over a year old may be accepted with an additional down payment or deposit as well as a monthly fee of $50. Due to insurance requirements we do not allow the following types of dogs: Akitas, Alaskan Malamutes, Belgian Malinois, Chows, Dobermans, German Shepherds, Great Danes, American Indian Breed, Huskies, Mastiffs, Pit Bulls, Rottweiler's, St Bernard, American Staffordshire Terrier, Presa Canario, King Corso, Dogo Argentino and Wolf Hybrid. If you have other types of animals, contact the office to discuss approval prior to applying.
Are Service Dogs accepted?
Nationally registered Service Dogs are accepted with appropriate documentation.

Are Emotional Support Animals (ESAs) accepted?
We accept ESAs with proper documentation. Property owners are NOT required to make reasonable accommodations for Emotional Support Animals (ESAs) under the Fair Housing Act in the following cases:
- Buildings with 4 or less units where landlord occupies one of the units
- Hotels and Motels are not considered dwellings under the FHA but are considered places of public accommodation under the Americans with Disabilities Act
- Private Clubs​​​​
